Mold in Crawl Spaces
One of the major benefits of sealing your crawl space is that it prevents moisture intrusion into your crawl space. This moisture can build up, and be absorbed by the wood in your crawl space, providing the perfect environment for mold growth. Crawl space mold can be especially difficult to remove because of the steady, recurring moisture that occurs in this area. If the moisture issue is not treated along with the mold, it is very common to see the mold re-grow after just a short period of time. This is why Altra Dry recommends fully sealing your crawl space.
When homes first started being built with vented crawl spaces, it quickly became apparent that something needed to be done about the rising moisture under our homes. Enter the vapor barrier. Made of cheap, easy to find plastic, vapor barriers have been the go-to method of moisture control by home builders and contractors for decades. But as these systems aged, problems started to become apparent. The main problem with these cheap vapor barriers is that they are very rarely installed correctly. A properly installed vapor barrier will cover the entire floor of the crawl space, as well as run up the walls, and around the piers and supports. Seams need to be overlapped by a foot, and then taped with a high quality tape. What we typically see is a sheet of plastic, full of holes from being crawled on, laying over top of the dirt. Or, even worse, balled up in the corner when someone got sick of messing with it. The second issue comes from the construction of the barriers themselves. These thin, cheaply made plastics are not only very easy to puncture or tear, but they’re also highly susceptible to degradation due to the acid content of the soil they’re placed on. This is why vapor barriers need to be replaced every 5 years or so, as they become yellowed, brittle, and cracked, losing their ability to hold back water vapor.
